Legacy Commerce Center and Legacy Square Mixed-use Development
Client: Linden Development LLC, a joint venture of Stockbridge Real Estate Funds and Duke Realty Corporation

Investing on the success of their first brownfields redevelopment project in Baltimore, Maryland, and building on a corporate strategy to develop commercial real estate properties near key U.S. ports, Duke Realty Corporation acquired the former General Motors Linden Assembly Plant in Linden, New Jersey in January 2008.  The site was formerly home to GM automobile assembly operations from 1937 to 2005, with workers producing nearly 9 million vehicles during its 68-year history.

Duke and its investment partner Stockbridge Real Estate Fund, LP, San Francisco, California, are currently transforming the site into the Legacy Commerce Center, a mixed-use development that includes 450,000 square feet of retail, as well as 1.1 million square feet of industrial buildings.

The 104-acre property is located in a mostly industrial area of Linden in close proximity to the Port of New York and New Jersey, the second largest container port in the U.S.  Prior to the property purchase, Duke and Hull developed an intricate remedial strategy and cost estimate to address all environmental issues.

Hull also coordinated the demolition activities of more than 2.7 million square feet of buildings and served as the owner’s onsite representative. The demolition included waste reduction and recycling methods which resulted in recycling over 96 percent of all non-hazardous building materials.  Former pits, trenches, and basements were filled with material processed by an on-site concrete crusher.  In addition, steel beams, scrap metal and obsolete plant floor machinery was recycled or processed for reuse in other projects.

It is anticipated that portions of the property will be ready for mixed-use retail and some industrial development in late fall 2011, with the balance of the industrial redevelopment ready for construction in spring 2012.
